Renters
Renters insurance — fast, cheap, lease-compliant.
Renters insurance from Kelly Qu Agency is an Allstate tenant policy starting around $15/month that covers your personal property, your liability inside the apartment, and your additional living expenses if the unit becomes uninhabitable. We issue same-day certificates of insurance to your landlord.
What's included
- Personal property: theft, fire, vandalism, water damage from plumbing
- Liability: guest injury in your unit, dog bite, water damage to the unit below — the big one in NYC
- Loss of use: hotel, meals, laundry if you can't live there during a covered loss
- Medical payments to others: $1K–$5K of no-fault coverage for minor guest injuries
What renters insurance does NOT cover
- Flood from outside the building (need a separate NFIP or private flood policy)
- Earthquakes
- Roommate's belongings if they're on a separate lease
- Damage to the building itself (that's the landlord's policy)
Frequently asked questions
How much does renters insurance cost in NYC? +
In NYC, typical renters policies start around $15–$25/month for $30K of personal property and $100K of liability. Bundling with an Allstate auto policy usually drops it further. Even rent-stabilized tenants benefit — the cost is small relative to what's at stake.
Does my landlord's insurance cover my stuff? +
No. Your landlord's policy covers the building; it does NOT cover your laptop, furniture, clothes, or liability if a guest gets hurt in your unit. That's exactly what renters insurance is for.
Is renters insurance required by my lease? +
More and more NYC and NJ leases require it. Most newer apartment buildings in Manhattan, Brooklyn, Jersey City, and Hoboken require proof of renters insurance with specific liability minimums before move-in. We issue a certificate of insurance to your property manager the same day.
Are roommates covered on one policy? +
Generally no — each adult on a separate lease needs their own policy. Married couples and domestic partners are typically covered on one policy.
What about rent-stabilized tenants? +
Renters insurance still works the same way. The lease may or may not require it; we recommend it regardless because the liability exposure (water damage, guest injury) doesn't change based on rent regulation.
