Westchester & Hudson Valley
Hudson Valley insurance — for the half of life that's no longer in the city.
From Yonkers and White Plains up through Putnam, Dutchess, and Ulster, the policies that fit the Hudson Valley don't look like NYC policies. Trees fall, septic tanks crack, detached barns count as "other structures." We write what's actually on the property.
What we focus on in Westchester and the Hudson Valley
- Westchester HO-3 / HO-5 — Scarsdale, Rye, Larchmont, Bronxville, Chappaqua, Armonk, Pleasantville, New Rochelle, White Plains, Yonkers. Replacement-cost analysis sized to Westchester construction, not a national average.
- Hudson Valley wooded properties — Putnam, Dutchess, Ulster, Orange, Rockland. Tree-on-house liability, fall risk, and outbuilding coverage handled at the underwriting stage.
- Well and septic coverage — Service-line endorsements that pay for the line, not just the appliance. Common Hudson Valley surprise; cheap to fix.
- Detached structures — Barns, workshops, guesthouses, and accessory dwelling units (ADUs). Coverage B is rarely sized correctly out of the box.
- Metro-North commuter auto — Off-peak garaged car + weekday LIRR/Metro-North combo. Accurate garaging means meaningfully lower premiums than NYC.
- Equine and farm-style hobby properties — Common in northern Westchester and Putnam. Liability and equine endorsements properly structured.
- Flood near the Hudson and tributaries — Riverfront and creekside properties in Ulster, Dutchess, and Rockland often need a flood policy that the standard HO-3 won't cover.
